This was a turning point in the sale of our land, I am so glad I made the call and that Will took it. The difference in Bare Land sales, as distinct to domestic residential sales, is that you need a professional person, adept in deep knowledge of so many areas, local politics, legal and planning regulations, to name just a few.

Ross Banes came across as very professional, honest and had a great knowledge of the local market – the benefit of an established local agent. Therefore we appointed Ross and his team to sell our house. Our property had long term tenants in-situ (managed by another agent) and we are living in Australia, so a slightly unusual situation. Ross was most understanding with the tenants and remained professional at all times. As access was not initially possible, Ross ensured his team was ready to launch for sale immediately after end of tenancy. Within five days of going to market we had secured an offer for the asking price. Communication, despite being overseas and different time zones, was easy and effective via email and the odd phone call.
The team have continued to keep us up-to-date with the proceedings of the sale which, due to Covid, has been slower than usual. Not only have Lambert & Foster overseen our sale, but staff have also been to the property when we had issues with smart meters in need of re-setting, heating adjusted and helped when we organised a trusted neighbour to be a key holder to visit the empty property regularly. From the first time we met Ross when he came to value the house we found them incredibly professional but also very kind and sensitive to the circumstances of the sale. The communication from them was excellent all emails and phone calls were answered immediately. They also always let us know about any viewings and fed back on these viewings. We feel they went over and above what was required of them, they made multiple visits to the property (which was empty) and even went and turned off the heating when we accidentally left it on after a visit and read the meters on the day of completion. We also found them to very straightforward and honest and felt that they were acting in our best interests at all times. We also wanted to make a special mention of Helen Hudson; the house had been our childhood home and the sale of it came with a lot of sadness. Helen was aware of and acknowledged this which really meant a lot. Lambert and Foster were recommended by local friends and we are so pleased that we used them and would not hesitate to recommend them to others and indeed use them ourselves again if the need ever arose.
