A triangular block of mixed coppice woodland extending to 7.83 acres (3.16 hectares).

VIEWING: At any reasonable time during daylight hours having notified the selling agent Lambert & Foster’s Paddock Wood office on 01892 832 325.

DIRECTIONS: The nearest postcode to the property is TN27 0EY.  From Charing railway station, head north east of Station Road towards Hither Field for approximately 0.1 miles, before turning left on to the A20.  Continue for approximately 0.3 miles before taking the second exit on to the A252 and onwards for approximately 1.8 miles and the woodland will be located on the right hand side of the road.

SITUATION: The woodland is located on the outskirts of the village of Challock, a popular residential village, near the town of Ashford.  Challock and the surrounding villages of Lenham and Charing have a basic range of village amenities, with nearby Ashford having a more extensive range of social, recreational and educational amenities.  Charing railway station is approximately 2.2 miles to the east which has direct connections to London in just over an hour.  Ashford International Station 8.3 miles to the south, has connections to London in approximately 40 minutes.  The property is located 1.5 miles from the A20 which links with junction 8 of the M20 and on to the national motorway network.

DESCRIPTION:  The woodland comprises a roughly triangular block of mixed coppice, including a variety of broadleaf planting, with some mature oak overstory.  The land has two good access points directly from the public road on the northern and southern boundaries, on the A252 and Squids Gate Lane.  The site has access off a shared trackway leading to a number of residential properties on its western boundary and includes the freehold of the trackway to the east.  The woodland is subject to a blanket Tree Preservation Order over the entire woodland.

SERVICES:  No services are connected to the land. 

FOOTPATHS:  No public footpaths cross the land.

THIRD PARTY RIGHTS:   The track to the east is subject to rights of access.  Further information is available on request.

VACANT POSSESSION:  Vacant possession on completion.

COVENANTS: No buildings or other erections more than 1 metre high within 6.5 metres of the A252.
