DIRECTIONS: The nearest postcode to the property is TN17 1LP. From Tunbridge Wells, head south on the A21 and on approaching the roundabout junction with the B2162 and A262, take the A262 towards Goudhurst village. Pass through the village and look out for the Goudhurst Inn on the left hand side. Turn left and Jarvis Lane is the next turning down the hill on the right hand side. The land will be found at the bottom of the valley. SITUATION: Little Combourne orchards are located in a favoured fruit growing area in the High Weald of Kent north east of the village of Goudhurst. The area is renowned for its top fruit production enjoying an elevated location between the 40m and 75m contours. The soils are typical Grade III clay loams suitable for a wide range of agricultural production. Goudhurst village is some 2.3 miles to the south west with its excellent range of local village amenities. Access to the A21 is available at nearby Lamberhurst, some 5.8 miles to the west with its onward connections to the M25 and national motorway networks. The nearest mainline railway station is 3.5 miles to the north at Marden with its regular connections to central London stations in about an hour.

LITTLE COMBOURNE ORCHARDS
DESCRIPTION: Extending to 29.4 acres, this land is located to the immediate south east of Combourne Farm and accessed over the shared right of way leading from Jarvis Lane. The Orchards are in an elevated location between the 40m and 60m contour and comprise mainly young trellised orchards, established between 2014 and 2016. The individual orchards are described more particularly below:
Young Smitten apple orchards (2015) / 5.88 acres
Young Smitten apple orchards (2015/16) / 7.87 acres
Established Gala apple orchards (2008) / 5.67 acres
Young Smitten apple orchards (2014/15) / 5.26 acres
Pasture / 4.76 acres
The orchards are mainly on wirework trellis divided by established windbreak boundaries.
Offers for the land might be considered to exclude the 4.76 acres of pasture land (area G)
SERVICES: Water can be connected to the land by a sub-metered private supply if required.
BASIC PAYMENT SCHEME:
The land will be sold with an appropriate area of Basic Payment Scheme entitlement which will be transferred to the buyer on completion.
TENANT RIGHT AND INGOING PAYMENTS:
Work carried out for the benefit of 2019 crop will be recovered from the buyer on completion. This work will include pruning, pulverising and the cost of any tree replacement, together with spraying undertaken prior to completion.
