CHOOSE HOW MUCH YOU WANT US TO BE INVOLVED
The lettings process is complex. We provide a full range of services, dictated by your individual requirements.
A fee equivalent to one month’s rent plus VAT plus an additional fee of £50.00 plus VAT, payable in each year of the tenancy, to register and thereafter hold the deposit in the Tenancy Deposit Scheme.
To include:
- advice on the market rent and preparing the property for letting
- advertising the property and accompanying viewings
- reference checking the prospective tenants, using a UK market leader referencing service
- preparation of the tenancy agreement
- registering the tenant’s deposit with the Tenancy Deposit Scheme
An initial fee equivalent of 85% of one month’s rent plus VAT that will be followed by a monthly fee of 7% of the gross rental plus VAT, which will be deducted in advance on receipt of rent.
An additional fee of £50.00 plus VAT, payable in each year of the tenancy, to register and thereafter hold the deposit in the Tenancy Deposit Scheme.
To include everything provided by our Let Only Service and in addition we shall:
- collect the monthly rent and remit to you by BACS, less our fees
- issue monthly statements of account and an annual statement of account by email, if required
- advise landlord on rent arrears and pursue non-payment of rent to the point of debt collectors being instructed
An initial fee equivalent to 85% of one month’s rent plus VAT that will be followed by a monthly fee of 12% of the gross rental plus VAT, which will be deducted in advance on receipt of rent.
An additional fee of £50.00 plus VAT, payable in each year of the tenancy, to register and thereafter hold the deposit in the Tenancy Deposit Scheme.
To include everything provided by our Let Only and Let and Rent Collect service and in addition we shall:
- prepare an inventory and record of condition
- check the smoke and carbon monoxide alarms
are working at the commencement of the tenancy
and be responsible for the day-to-day management of your property, including arranging for routine maintenance repairs - inspect the property within the first six months of
the commencement of the tenancy and at regular intervals thereafter - be responsible for arranging, if relevant, the chimney to be swept, the annual gas safety inspection, oil fired boiler service, all on your behalf but at your expense, and administer the necessary inspection and maintenance records.

Prior to letting the property and as part of our free market appraisal service, we can advise on;
- upgrading and decorating
- required safety checks
- whether to furnish or not to furnish

Your key legal responsibilities as a landlord include:
- abiding by the provisions in the Tenant Fees Act 2019 which bans charging most fees in connection with a tenancy and caps tenancy – and holding – deposits protecting tenancy deposits in a government-approved scheme
- providing your tenants with a copy of the How to Rent guide
- keeping the property free of hazards from the start of and throughout the tenancy
- carrying out gas safety checks and giving a copy of the certificate to the tenant(s) before the start of the tenancy
- ensuring electrical installations and appliances are safe
- installing smoke and carbon monoxide alarms
