
Planned EPC targets scrapped by the government
The news that the government has scrapped the proposal to require all rental properties to reach a level C by 2028 has been welcomed by landlords throughout the country. For many with older cottages the goal would have been unobtainable, or only achievable at huge expense and some landlords have sold up and left the market as a result.

The concept intended to raise the living standards of tenants and help towards reducing emissions, as part of the plan to tackle the climate crisis. In principle, a sound intention, but in practice unworkable. Forcing landlords to spend money has meant many have increased rents or sold properties.
In a cost-of-living crisis, this has put tenants in a very difficult position, whilst landlords have had no option.
Looking ahead, it is difficult to predict what may happen with legislation, but the challenge to tackle climate change is still very real. As stated by the government, we would still encourage all landlords to think carefully when upgrading properties and seek “green options” wherever possible, even small changes can make an impact. This may be a reprieve rather than a permanent change, so thoughtful consideration of all home improvements would still be advisable. We are certainly seeing prospective tenants scrutinising EPC ratings more than ever before.
